1. About these terms

These Terms of Use govern your use of pj-new-condo.com (the "website"). By using the website you accept them. If you do not accept them, please stop using the website.

The website is operated by Lim Wei Liang, Registered Real Estate Negotiator REN 69435, practising under IQI Realty Sdn Bhd, agency registration E(1)1584, company registration 1113417-U ("we", "us", "our").

2. This is not the developer's website

This website is an independent property marketing website. It is NOT the official website of the developer. We are not the developer, we are not owned by the developer, and this website is not endorsed, approved or controlled by the developer.

IQI Realty Sdn Bhd is an appointed marketing agency assisting in the sales promotion of the project. That appointment permits us to market the project and introduce buyers. It does not authorise us to speak for the developer, and nothing we publish binds the developer.

For official information, go to the developer's own website, sales gallery or published announcements.

3. Information is general, not an offer

All content on this website — descriptions, dimensions, built-up areas, unit counts, layout types, artist's impressions, floor plans, facilities, location information and any indication of price — is provided for general information only. It does not constitute an offer, an invitation to treat, a warranty, or any part of a contract.

• Artist's impressions are illustrations, not photographs. They show a designer's interpretation. Finishes, landscaping, furniture, views and surroundings shown are not necessarily part of what is sold, and the completed development will differ.
• Floor plans are shown at reduced resolution on this website. The full-resolution plan is supplied on request. All plans are subject to the developer's final approved drawings and to authority approval.
• Areas and dimensions are approximate and subject to final survey and the developer's confirmation.
• Prices and availability are set and released by the developer, vary by unit, floor and orientation, and change without notice. We do not publish a price list on this website.
• Launch and completion dates are the developer's and are subject to change.

Plans and specifications are subject to approval by the relevant authorities and may be varied without notice.

4. Rely on the official documents

Before you commit to anything, you should rely only on:

• The developer's Sale and Purchase Agreement
• The particulars in the current Advertising Permit and Developer's Licence issued by the Ministry of Housing and Local Government (KPKT)
• The developer's official approved plans and specifications
• Your own independent legal and financial advice

We strongly recommend you appoint your own solicitor and verify everything independently.

5. No fees to buyers

Our service is free to buyers. We do not charge you for information, floor plans, appointments or advice on this project. We are paid a commission by the developer, and only on a completed sale.

We will never ask you to pay us money. All booking fees, deposits and payments in a genuine transaction are made directly to the developer or the developer's appointed solicitor, against an official receipt. If anyone asks you to transfer money to a personal account in connection with this project, treat it as fraud and contact us immediately.

6. Contacting us

When you submit the enquiry form or message us on WhatsApp, you consent to us contacting you about this project by WhatsApp, phone or email. You can withdraw that consent at any time by replying STOP or telling us to stop. How we handle your data is set out in our PDPA & Privacy Policy.

The enquiry form on this website opens WhatsApp with your details prefilled. Your message is only sent when you send it in WhatsApp.

7. Intellectual property

Project images, floor plans, brochures and specifications remain the property of the developer or their respective owners and are used here for marketing the project. The layout, text and design of this website belong to us. You may view and print pages for your own personal, non-commercial use. You may not copy, republish, scrape, or reuse the content of this website for any commercial purpose without our written permission.

If you own rights in any material shown here and want it removed, contact us and we will act promptly.

8. Third-party links and services

This website links to third-party services including WhatsApp, Google Maps and the LPPEH public register. We do not control those services and are not responsible for their content, availability or privacy practices. Links do not imply endorsement.

9. Limitation of liability

The website is provided on an "as is" basis. To the fullest extent permitted by Malaysian law, we exclude liability for any loss or damage arising from your use of, or reliance on, the content of this website, including any inaccuracy, omission, interruption or unavailability. Nothing in these terms limits any liability that cannot lawfully be limited.

Nothing on this website is legal, financial, tax or investment advice. Property values can fall as well as rise.

10. Acceptable use

You agree not to use this website to submit false or misleading details, to send automated or bulk enquiries, to attempt to gain unauthorised access, or in any way that breaks Malaysian law.

11. Changes

We may update the website and these terms at any time. The date at the top shows when these terms were last changed. Continued use after a change means you accept the revised terms.

12. Governing law

These terms are governed by the laws of Malaysia, and the courts of Malaysia have exclusive jurisdiction over any dispute arising from them.
