Under Malaysian law a real estate negotiator must be registered with LPPEH and must practise under a registered estate agency. Both of those registration numbers are shown above and on every page of this site.

You do not have to take our word for any of it. LPPEH publishes a public register of every registered negotiator and agency in Malaysia. Checking takes under a minute:
- Open the LPPEH public search listing.
- Search for the registration number REN 69435, or the name Lim Wei Liang.
- Search for the agency IQI Realty Sdn Bhd or the registration E(1)1584.
If anything on this site does not match what the register says, please tell us and stop dealing with us.
What we do
We market new residential projects in the Klang Valley to buyers, and we run advertising — including Google Ads — to reach people searching for a new condominium in Petaling Jaya. When you contact us, we do three things:
- Send you the developer's e-brochure, full-resolution floor plans and site plan.
- Tell you the current price range, what is actually still available, and what the maintenance and holding costs look like.
- Arrange a sales gallery appointment or site visit if you want one.
None of this costs you anything. Buyers do not pay us. Real estate negotiators in Malaysia are paid a commission by the developer, and only when a sale actually completes. We will never ask you for a booking fee, a deposit, a "unit reservation" payment or any other money — all payments in a genuine transaction are made directly to the developer or the developer's appointed solicitor, against an official receipt.
Who collects your data
When you submit the enquiry form or message us on WhatsApp, your details are collected by Lim Wei Liang (REN 69435) of IQI Realty Sdn Bhd — not by the developer, and not by any third-party lead broker. We use them only to answer your enquiry about this project.
We do not sell your data, and we do not pass it to unrelated parties. If you decide to proceed with a booking, we pass only what the developer needs to process it, with your knowledge. The full detail is in our PDPA & Privacy Policy, including how to ask us to delete your data.
Our relationship to the developer
PJ33 Residences is developed by PJ33 Developments Sdn Bhd. IQI Realty Sdn Bhd is an appointed marketing agency assisting in the sales promotion of the project. That appointment lets us market the project and introduce buyers to it. It does not make us the developer, and it does not make this the developer's website.
Specifically:
- We are not the developer and we do not act as the developer.
- This website is not the developer's official website and is not endorsed, approved or controlled by the developer.
- The developer's own website, sales gallery and official announcements are the authoritative source for anything about the project.
- We cannot set prices, guarantee unit availability, confirm a launch date, or commit the developer to anything.
- Nothing on this website forms part of any offer or contract.
If you want to deal with the developer directly instead of through us, you are free to do so at any time and we will point you to their sales gallery.
Accuracy of the information here
The descriptions, dimensions, artist's impressions, floor plans and specifications on this site come from marketing materials supplied for the project. They are provided for general information only. Artist's impressions are illustrations, not photographs, and the finished building will differ. Plans and specifications are subject to authority approval and can change without notice.
We deliberately do not publish a price list. Pricing is the developer's to set and release, it changes by unit and floor, and a stale figure on a landing page is worse than no figure at all. Ask us and you will get the current position.
Floor plans on the homepage are shown at low resolution. The clear, full-resolution version is sent on request — that is how we know an enquiry is real. Before committing to anything, rely on the developer's sale and purchase agreement and the particulars in the current Advertising Permit and Developer's Licence, not on this website.
Advertising and how you found us
We advertise on Google and other platforms. If you arrived here from an ad, the ad was placed and paid for by us as an independent marketing agent, not by the developer. We do not bid on or use developer branding in a way that suggests this is an official developer channel, and if you believe we have got that wrong anywhere on this site, tell us and we will fix it.
